MTD benefits for landlords
The most significant change that landlords will see under MTD is the regularity of financial reporting. The MTD rules for ITSA will become compulsory for all landlords whose total income from property is over £50,000 from 6th April 2026. The threshold will reduce to £30,000 in April 2027. UK landlords need to complete and file a Self Assessment tax return and the SA105 supplementary page to report their taxable UK rental income To get ready for Making Tax Digital, you need to start using accounting software and keeping digital records. Making Tax Digital (MTD) can make life easier for landlords in several ways:
Digital Records
MTD requires landlords to keep digital records of their income and expenses. This can make it easier to track and manage financial information, reducing the risk of errors and making tax time less stressful.
End of Period Statement (EOPS)
By January 31, following the end of the tax year, landlords must use software to provide HMRC with an EOPS. This will detail their property income and allowable expenses.
Quarterly Updates
Landlords must provide HMRC with quarterly updates using software. This can help landlords stay on top of their tax obligations and avoid the last-minute rush to gather information for a yearly tax return.
Final Declaration of All Income
Landlords must use software to provide HMRC with a final declaration of all their income. If landlords have any income from a sole trader business then it will need to be included too.
